Mortgage markets and their comparison in Czech Republic and Russia

This bachelor thesis was focused on a topic that is undoubtedly very important nowadays - it is a mortgage market. The first part of the bachelor thesis is focused on the mortgage market theory, its key aspects and description of several different mortgage types.. The second part of the bachelor thesis was already dedicated to research on mortgage market in the Czech republic and Russia underlying the capital cities of both countries and its comparison. The aim of this thesis is to analyze mortgage products in the Czech Republic and Russia, analyze the development of interest rates for a given product and to define differences between products between the two countries. The work clearly pointed out that the situation in the mortgage market is much better in he Czech Republic than in Russia (resp. in Prague than in Moscow) - the proportion of the payment of average salary, interest rates, or inflation expectations are lower than in Russia. Furthermore, it is concluded that the volume of mortgage loans and interest rates is affected by the local GDP.
Real estate as investment

This bachelor thesis discusses real estates as investment assets. In the beginning, I define in which part of the market is investor, considering real estate purchase, situated. Present situation on real estate and mortgage markets is specified afterwards. In the next parts, I describe typical real estate investor and give an example on his investment instrument, apartment in Prague city center. I state, enumerate and when possible optimize all the expenses that should be considered by investor. Next chapter is concerned by revenues. In the rest of the thesis, I perform and comment profitability calculations of particular scenarios.
Mortgage Loans and Methods of Their Financing in the Czech Republic

This bachelor thesis deals with mortgage loans in the Czech Republic. Its goal is to characterize the mortgage loan, include it among banking products and outline the perspective of a client, a bank and a regulator. Other goals include analysis of the mortgage market development and selected influencing determinants. The first chapter describes the progress of mortgage lending especially on development in the Czech Republic from 1990 to the present. The following chapter includes the theoretical definition of the mortgage loan, explaining its significance and inclusion in the system of banking products. There is an example of rescheduling with tables - explaining the influence of the interest rate and the repayment period on the total cost of the mortgage loan. The third chapter deals with the financing of the mortgage loan from the bank point of view, focusing on mortgage bonds. The last chapter focuses on performance determinants influencing the evolution of the mortgage market. Subsequently, an econometric model is used to study their impact on the development of the mortgage market.
The analysis of factors affecting the mortgage market in Slovakia

This Diploma thesis analyzes the development of the mortgage market in Slovakia. The thesis achieves partial goals which lead to the analysis of the factors affecting the mortgage market. The subject of the practical part, which at the same time happens to be a partial goal, is to analyze the overall development of the mortgage market together with the surrounding markets, to identify the key factors, to monitor their development along with the development the mortgages provided, and to analyze econometrically selected factors affecting the mortgage market. The analysis shows the scope of the force and direction of the selected factors. The theoretical part emphasizes the characteristics of the type of mortgage banking with a focus on the system existing in Slovakia. The thesis also follows the risks from the perspective of the entities in mortgage banking. It also defines the rules, interest rate conditions and types of government-sponsored support. The relationships between the Slovak mortgage market and its subjects are also being explained. Special attention is being paid to the legislative developments having current impact on mortgage banking.

The forth part is about the mortgage market in the Czech Republic and its development. The final part shows the impact of the financial crisis on mortgage market in the Czech Republic.
Current Trends in the Czech Mortgage Market

This bachelor thesis concentrates primarily on the current situation in the Czech mortgage market. It presents the historical development, organization and the current situation in mortgage banking. It describes the basic characteristics of the mortgage loan, which includes the statutory definition of the mortgage loan, basic terms and parameters, division and types of mortgage loans, mortgage application, costs and fees associated with the loan, state aid, possibilities of drawings and repayments of the mortgage loan, the impact of the borrower's death or divorce of married couple on the mortgage loan etc. The main part of my bachelor thesis focuses on the analysis and comparison of individual mortgage loans from the five largest mortgage lenders with the goal to recommend the best mortgage loan for particular model clients.
Analysis of the Czech Republic´s Mortgage market and its Situation in time of the Global crisis

My thesis is focused on the analysis of the Czech Republic's mortgage market and its situation in time of the global crisis. The first part deals with the theoretical framework in which I define what a financial crisis is, what are it's different types and symptoms. I focus mainly on the American subprime mortgage crisis, which became the starting point of the global financial crisis. I also define the term mortgage, it's main characteristics and types. Then I single out the main factors which influence the Czech Republic's mortgage market. In the second part of my thesis the evolution of the main macroeconomic indicators during the global crisis are described, as well as the situation at housing and mortgage markets in the United Kingdom and the Czech Republic. With the help of statistical analysis main connections and directions of influence on mortgage market were defined.
The impact of the recession on real estate market

The thesis is divided thematically into two parts. The first part describes the impact of the financial crisis on the Czech real estate market, the effects of bursting financial bubbles and then a recovery in demand in the property market. It also deals with the mortgage market, which has one of the biggest influences on the real estate market. The second, proper part, describes the situation of housing sales development project that begins before the crisis, and outlines how market situation worsened during the crisis and how the developer had to reduce the price of real estate and used other enticements to motivate the demand for purchase.

The diploma paper is focused on mortgage market factors analysis. Furthermore, it deals with the impact of particular macroeconomic values on total volume of provided mortgage loans. The thesis is divided into several parts, commencing with a short hindsight into history and following with basic market characteristics description and their development. The next part analyses the most significant macroeconomic factors and their influence on mortgage loans. Another part illustrates building loans statistics, which may be perceived as a rival product for home financing. The last part is dedicated to temporal series econometric analysis and to either verify or refute the presumed ralations.
